Should You Still Tour Homes When It's Raining?

A lot of times, clients have a showing scheduled… and then the rain starts.

The first instinct is usually: “Let’s cancel.”

And honestly — sometimes that’s the right call.

Let’s talk about when you shouldn’t look at homes during a storm… and when it’s actually one of the best times to go.


Reasons You SHOULDN’T Tour a Home in the Rain

1. Safety comes first.
If you’re elderly or unsteady on your feet, wet walkways and slick steps can be dangerous. A fall is not worth it.

2. Severe weather is a hard no.
If there’s a tornado warning, heavy lightning, or debris flying around — we’re not touring anything.
I promise you, I will cancel the appointment myself.


Reasons Rain Can Actually Be the BEST Time to Tour

1. Roof leaks don’t hide in a storm.
One of the easiest ways to spot a leak is during active rain.
Just the other day, we opened a closet door during a showing… and found water everywhere.

Better to find that now than after closing.

2. You can see how the yard drains.
East Texas weather is often hot, dry, and humid — so drainage problems don’t show up until the first big rain.

Touring during a shower can reveal:

  • standing water

  • poor grading

  • runoff issues

  • flooding concerns

That’s valuable information before you buy.
